They try to stay on top of the latest technologies so their team members can keep improving the sales process for customers. Navigating the real estate market is complicated. The Keller Williams executive team believes the right training and support can help agents better prepare clients to win negotiations and close deals. The team at Keller Williams realty knew they needed a competitive reason for agents to join their team. This is why they developed their commission cap policies. At the start of the year, employees have a 70/30 commission split with their brokerages. They take home 70% of their commissions, which is still higher than many offices. The remaining 30% goes to maintain the office, along with a six percent franchise fee that is built-in. Agents only have to pay the six percent franchise fee until they hit $3,000 in commission fees. Additionally, when they hit their local market cap, the agents take home 100% of commissions for the rest of the year. This cap varies depending on the local market and home prices; however, it is typically around $18,000 to $25,000. For example, if a Realtor who works for Keller Williams real estate sells multiple homes at the start of the year (or one big home), they can take home the full commission on each sale until the start of next year. This business model serves two purposes. First, it attracts high-end Realtors who don’t want to pay more than other agents in fees throughout the year. It doesn’t matter if you sell one mansion or several dozen condos: everyone pays the same fees. Next, it attracts several agents. Instead of taking fees from a few high-performers, the team at Keller Williams realty is profitable because it brings in fees from hundreds of thousands of agents. The better the commission model, the more agents want to join, and the more money the company makes.

2. RE/MAX

REMAX real estate was founded by Dave Liniger and Gail Main (who soon became Gail Liniger) in 1973. Based in Denver, Colorado, the company started to grow as more agents wanted to work for this firm. Eventually, the Linigers franchised and expanded to Kansas City. By 1977, RE/MAX had its first international office in Calgary, Alberta. A year later, the iconic hot-air balloon made its debut at the Albuquerque Balloon Fiesta — an idea created by the New Mexico regional director. Since then, the balloon has become the official logo of REMAX and the company keeps growing. Today, there are over 120,000 REMAX agents across 100 countries. If you are an agent who prefers a standard fee set up, you can skip the desk fee and use the RAPP model. When you are just starting out with REMAX, you will have a 60/40 split with the company. Once you hit your $23,000 commission cap, you can move on to a 95/5 split for the rest of the year (without a desk fee).
